Who is NeighborWorks® Resource Group?

NeighborWorks® Resource Group (formerly Neighborhood Housing Services of Richmond, Inc.) is a private nonprofit organization established in 1981 to create opportunities for low and moderate income families to purchase affordable homes and strengthen their communities.  We are a charter member of NeighborWorks® America, a national nonprofit organization created by Congress to provide financial support, technical assistance, and training for community based revitalization efforts. 

NeighborWorks® Resource Group is a U.S. Treasury certified Community Development Financial Institution (CDFI) and a Community Development Entity (CDE).  Our HomeOwnership Center is a “one stop shop” for homeownership with programs, products and services that are innovative, flexible and reliable.  Our talented staff works in concert with our customers to help them realize the American dream of homeownership and/or long-term financial stability.  Our mission is “To promote successful homeownership and revitalize neighborhoods.” 

PROGRAMS AND SERVICES

What types of programs and services do you offer?

As a NeighborWorks® HomeOwnership Center, we offer a friendly and convenient one-stop-shop for homeownership.  We have all the services and training needed to shop for, purchase, renovate, insure, maintain or manage a home—all under one roof.  The programs offered at the HomeOwnership Center include the following:

Housing counseling: Our HUD certified Housing Counselors offer specific guidance tailored to the needs of an individual to overcome particular obstacles or address specific concerns in the homebuying process such as: financial analysis, mortgage qualification, developing an action plan to overcome barriers to homeownership, and contact links with housing industry professionals. 

Pre-Purchase Education: These classes are taught by HUD-approved certified homebuyer education trainers and counselors.  Instruction usually takes place in a classroom with a group, but may be delivered to individuals through self-study.  Typical subjects include homeownership readiness and affordability; money and credit management; types of properties and financing available; purchase, mortgage and closing processes; and home maintenance and financial management after the sale. 

Financial Fitness: This program is a five week, 5-hour financial literacy workshop series, held for one hour once a week, for those who are interested in building their financial literacy skills, reducing debt or curing credit issues.  Anyone is eligible to participate in the program, regardless of income.  The program is available at no cost to the participants, and childcare services and refreshments are provided.  As an incentive to participating in the Financial Fitness Program, members are given the option to open an Individual Development Account (IDA) to encourage saving and asset building. 

Homebuyers Clubs: This is a directed educational self-help program aimed at building responsible homeowners in a support-group setting.  The HBC Program is aimed at families or individuals facing obstacles to home ownership that can not be resolved in a few months, thus it provides long-term counseling and support to its members.  Classes are held for one hour every third Wednesday of each month starting at 6:00 pm.  The topics covered in the workshops include:

  • Understanding Loan Products and Financing Options
  • The Home-Purchase Process
  • Determining Your Insurance Needs

As an incentive to joining the Homebuyers Club, members are given the option to open an Individual Development Account (IDA) to encourage savings and asset building. 

Post-Purchase Counseling & Education: In our post-purchase classes, existing homeowners brush up on financial concepts and learn new tips on topics such as insurance, refinancing, predatory lending practices and avoiding foreclosures.  Our housing counselors provide guidance with budget and credit management, debt management, delinquency prevention, and saving.

Lending: NeighborWorks® Resource Group has the unique ability to meet the financial needs of a wide array of potential home buyers.  We are able to originate all of the most popular residential mortgage loan products, individually tailored for each homebuyer.  Options include down payment and closing cost assistance. 

Who is eligible for your programs or services?

Anyone within the Commonwealth of Virginia can participate in our programs and services; however, some of our loan products may be restricted to certain income limits. 

What do you charge for your programs or services?

All of our programs and services to include our Pre-Purchase Education and Counseling Programs and our Post-Purchase Education and Counseling Programs are available at no cost to the participant.  Our programs are absolutely FREE.  However; if you participate in our loan program, fees vary by mortgage products.  Your loan specialist will provide you with further information.

What happens during my One-on-One Housing Counseling Session?

During your one-on-one housing counseling session, you will meet with one of our housing counselors to help determine what your needs and goals are.  Are you looking to buy your first home?  Are you an existing homeowner considering renovating your home?  Whatever your goals are, your housing counselor will work with you to develop an action plan to follow.  To help the housing counselor determine your next steps, you will be instructed to provide the following documents at your initial one-on-one housing counseling session:

  • Your driver’s license (or other form of photo ID) and that of any co-applicant
  • Three most recent paycheck stubs
  • Proof of Social Security, SSI, pension, or other benefits letters (if applicable)
  • Bank statements for the last three months
  • Signed and dated federal returns and W2s for the last three years
  • Divorce decree (if applicable)
  • Bankruptcy documentation (if applicable).  The bankruptcy must have been discharged for at least 2 years. 
  • Alimony and/or child support documentation (if applicable)
  • $30 check, cash or money order (per borrower) is required to obtain initial credit report from the three major credit reporting bureaus:  TransUnion, Experian, and Equifax.  Prequalification cannot be made without a credit report. 
When are the Homebuyer Education classes held?

Typically, our Homebuyer Education classes are held the 2nd Saturday of each month, beginning at 9:00 am and ending at 5:00 pm.  The dates are subject to change, so please call to confirm the dates and register for the class. 

Why would I need Homebuyer Education?

Buying a home is a very difficult process that involves a lot of different people—the realtor, the mortgage company, the title company, the appraiser, the home inspector, etc.  It is an exasperating and lengthy process for those who have done it before, but it can be downright frightening for those who are buying a home for the first time.  Furthermore, many families or individuals interested in purchasing a home know relatively little about the complexities of home financing and the responsibilities that accompany homeownership.  Our Homebuyer Education class provides the necessary information and resources to prepare you for successful homeownership. 

When are the Homebuyers Clubs meetings held?

When are the Financial Fitness classes held?

What if I take the classes and still have questions?

Our staff is also available to answer your questions after you have taken the classes and even after you have purchased your home.  Call us; we have other workshops that may help answer some of your questions. 

I am behind in my house payments.  Can you help me?

NeighborWorks® Resource Group values the preservation of home ownership and has counselors available to help you with options.  We are also very concerned that struggling homeowners may become victims of predatory lenders and lose their home.  Call and ask to speak with one of our housing counselors.  (804) 329-2500. 

 

LENDING

Do you offer grants for down payment and/or closing costs?

We offer many loan products that incorporate down payment and closing cost assistance.  Your housing counselor and loan specialist will assist you with determining your qualification and options.

What are the interest rates on your loans?

Interest rates may vary based on the market and other conditions.  Your loan specialist will work with you on securing the best interest rate for your circumstances.  

Do I have to be low income to get a loan from NeighborWorks Resource Group?

No.  NeighborWorks® Resource Group has many different loan programs, some have income restrictions and many do not. 

Do I have to live in a particular neighborhood to qualify for your loans?

No.  Our loan products are available for current residents and those relocating to the Commonwealth of Virginia. 

 

 

HOUSING

Do you have homes or apartments for rent?

No.  Unfortunately, we will not be able to assist you with rental services; our services relate to homeownership. 

 

I am disabled and need accommodations to my home.  Can you help me?

Yes.  NeighborWorks® Resource Group offers a flexible loan program that allows qualified borrowers a simple affordable option for financing modest improvements and upgrades to your home.  Your housing counselor and/or loan specialist will work with you to determine your options. 

I am elderly and need several repairs to my home.  Can you help me?

Yes.  NeighborWorks® Resource Group offers a flexible loan program that allows qualified borrowers a simple affordable option for financing modest improvements and upgrades to your home.  Your housing counselor and/or loan specialist will work with you to determine your options. 

Can you refer me to a Real Estate Agent/Realtor?

NeighborWorks® Resource Group maintains a COURTESY LIST of real estate agents/ Realtors who requested to be on the list.  However, our staff is not permitted to recommend one agent over another.
